The Project Manager of Preconstruction & Estimating primarily takes part in pre-construction services with a focus in construction cost estimation. The candidate will also take part in all aspects of a project, including scope of work development, design, planning, pre-construction, construction, close out, and post follow- up. This position requires three to seven years of experience in hotel-specific or tenant improvement renovations. This Estimating candidate will ensure the scope is meticulously executed and quality is consistently maintained. They will ensure all parties execute the scope of work, contract, brand standards, and quality requirements. The candidate will be able to thrive in high pressure environments while utilizing the utmost level of problem solving. They will effectively manage relationships with sub-contractors, vendors, employees and support staff. They are a highly skilled, energetic, motivated candidate, who is experienced with hotel/TI renovation and project management. The candidate understands constructability; they’re a strong relationship builder who is highly organized and cares about the details.  They are someone who enjoys being part of a small team, growing companies, and solving problems. 

Desired Skills and Abilities:

  • The position will primarily focus on construction cost estimation and pre-construction.
  • Compile initial budgets and rough order of magnitudes (ROM) for clients
  • Compile hard/competitive bid estimates for clients
  • Contribute to FF&E budgets, obtaining quotes and take offs from P&D
  • Contribute to the estimating pipeline for all projects including the bid calendar
  • Take part in regular meetings with new and existing clients
  • Active involvement in owner contracts, scope of works, and project schedules
  • Compile vendor and sub-contractor estimates, proposals, and leveling forms
  • Meticulously ensure all scope is clarified, included, and properly outlined
  • Ensure all take offs are properly performed
  • Manage and review designer, architect, and procurement vendors and/or employees throughout the estimating and pre-con phases
  • Source sub-contractors and maintain ongoing relationships
  • Manage, submit, and follow up on RFI’s and submittals
  • Ensure proposals meet target gross margin (GM)
  • Maintain GM throughout the buyout phase, reporting any variances
  • Manage Budget v. Actuals during the buyout phases
  • Maintain brand design scheme knowledge, provide insight to the team, and properly implement changes into our client budgeting
  • Ensure all scopes are being estimated and outlined to hotel brand standards, always staying informed of changes
  • Maintain ADA compliance with architect, consultant, and throughout estimating and pre-con
  • Contribute and share project contact lists
  • Review and complete A-Z checklist during pre-construction phases prior to hand-off
  • Manage on-site and digital take offs
  • Participate and contribute to weekly estimating and pre-con meeting agenda and internal meetings
  • Ensure weekly and monthly updates are sent to clients
  • Maintain on-going client relationships through regular contact on projects you are actively bidding.
  • Attend pre-bid and kick-off site and client meetings

  • Bachelor’s degree in Construction Management, Engineering, Architecture or similar experience required
  • 3 to 7 years of direct hotel project management experience and/or tenant improvement experience
  • Proficiency in Microsoft Office and Excel
  • Preference is for experience in Bluebeam, Building Connected, Smartsheet
  • Ability to travel up to 20% in the role
  • Experience in traveling construction groups preferred
