Project Manager Corporate Headquarters | Saint Paul, MN | Full-Time, ExemptThe Project Manager of LS Black Constructors is responsible for overseeing all phases of the building process, making sure the project is completed on time and within scope and budget. This role works closely with architects and engineers to develop plans, establish timelines, and calculate labor and material costs.
Additionally, the Project Manager is constantly on top of ensuring quality work and project costs and makes the necessary adjustments when unexpected complications or issues arise.
Key ResponsibilitiesProject Planning & Delivery
- Lead all aspects of project planning, scheduling, and coordination from preconstruction through closeout to ensure timely and successful project delivery.
- Drive schedule development and management, identifying critical path activities, risks, and resource allocation needs throughout the project lifecycle.
- Assess risk and schedule impacts, with particular attention to long-lead materials, permitting, or logistical challenges, developing mitigation strategies as needed.
- Evaluate and present project delivery strategies, developing alternative approaches when necessary and leading their successful implementation.
- Oversee project close-out processes, ensuring completion of punch lists, documentation, and resolution of outstanding claims or contractual issues.
Preconstruction
- Contribute to preconstruction activities, including bid package development, subcontractor prequalification, and budget preparation.
- Lead preconstruction and kickoff meetings, manage RFIs, and ensure alignment between design, owner expectations, and field execution.
Budget & Financial Control
- Accurately forecast and manage overall project budgets, including self-perform labor budgets, materials, and subcontractor costs.
- Ensure timely and accurate productivity tracking and reporting for self-perform labor, adjusting forecasts as needed to maintain project alignment.
- Oversee and administer change order processes, ensuring proper documentation, pricing, and integration into project budgets and schedules.
- Assume responsibility for project staffing, ensuring adequate resources are in place while maintaining budgetary discipline and financial control.
Safety & Quality
- Champion jobsite safety and quality control, actively participating in the development and execution of related plans and protocols.
Subcontractor & Stakeholder Management
- Manage subcontractor relationships, including selection, performance monitoring, issue resolution, and alignment with project requirements.
- Resolve challenges related to labor disputes, material delays, and contract compliance, maintaining momentum and minimizing disruption.
- Lead interdisciplinary project teams, fostering collaboration between internal stakeholders, subcontractors, and clients to achieve shared objectives.
- Build and maintain positive client relationships, acting as the key point of contact for communication, trust-building, and customer satisfaction.
- Serve as the primary liaison to senior leadership on critical business matters, providing insight into project status, risks, and strategic opportunities.
Leadership & Team Development
- Supervise and mentor Project Engineers and subordinate Project Managers, promoting performance, professional development, and accountability.
- Provide strong operational leadership, taking ownership of project outcomes and proactively guiding teams to meet or exceed expectations.
- Bachelor's degree in Civil Engineering, Construction Engineering, or Construction Management.
- Minimum of 4 years of commercial construction management experience.
- Proven ability to develop and maintain detailed project schedules.
- Strong leadership, critical thinking, and decision-making skills.
- Excellent verbal and written communication across all organizational levels.
- Proficient in estimating, scheduling, budgeting, field supervision, financial reporting, and client relationship management.
- Skilled in construction management software and project controls.
- Demonstrated success in building productive relationships with subcontractors, vendors, and project partners.
- Effective negotiation and risk mitigation capabilities.
- Proficient in contract writing and scope of work development.
- Ability to travel to visit construction sites on a regular basis.
- Periodic overnight travel is project-based and may be required.
Must maintain regular and reliable attendance at a level acceptable to the company, including the ability to work holidays, evenings, or weekends as necessary. Prolonged periods of sitting at a desk and working on a computer. Sitting, standing, bending, walking on uneven surfaces, climbing, and lifting up to 25 lbs.
This position requires the ability to maneuver around construction sites where temperatures and noise levels can fluctuate, and the ability to see, hear, and verbally communicate with co-workers and clients.
